Tax Deeds – We look for opportunities to invest in tax liens and redeemable tax deeds in exchange for a premium interest rate of 10% to 30%. In some instances the owner walks away from the property and the investor gets the property free and clear from all other liens or encumbrances. This strategy requires patience but the payback can be substantial when you’re acquiring properties for $.25 on the dollar.
Fix & Flip – We look for distressed properties. Some are vacant and all are in need of renovation. Here’s a clip of a recent project in Big Bear City, CA. It was a bank REO that sat empty due to the need for significant repairs. Our investors yielded a 30% rate of return over a 7 month period.
